Malvern villa lays on the charm

Regardless of the challenges facing society, at least one constant remains when it comes to the Adelaide property market – the popularity of character homes.

A bluestone villa recently listed by Toop&Toop Real Estate in the prime suburb of Malvern is evidence of that.

The charming 1910 home sits on a block of more than 670m2 on tree-canopied Winchester Street, which runs directly off Unley Road and is one of the most exclusive stretches in the prestigious suburb.

Despite restrictions on open inspections and auctions because of the coronavirus, the property has garnered strong buyer interest since its launch in mid-April.

The four-bedroom, two-bathroom property attracted hundreds of virtual inspections in the first week of its campaign, with a number of parties subsequently arranging one-on-one private viewings.

Toop&Toop Director of Residential Sales, Bronte Manuel, said the home’s classic features – such as its bluestone façade, high ceilings, polished floorboards and original fireplaces – were common draw cards for astute South Australian buyers.

The property’s easy access to the Adelaide CBD and proximity to quality schools adds to its desirability.

“Buyers recognise the great potential of this style of property,” Manuel said.

“This is already a beautiful, very liveable home in a wonderful location … but there’s scope to enhance the character features and perhaps add a high-end extension at some stage.

“By doing so, you would end up with an extremely valuable home.”

While the impact of the coronavirus had changed the dynamics of the local real estate market, Manuel said buyers were adapting well.

“Before the coronavirus restrictions, we may have seen 100 people at an open inspection,” he said.

“Of those, we might have ended up with a handful who were keen to pursue the property and potentially make an offer.

“Now we might have, say, 10 private one-on-one viewings for the same property – and still end up with multiple offers.

“So of the people we are showing through a home, there’s a high proportion of quality buyers.”
