- Application Criteria
Uraidla Village units are available for people who have retired from full-time employment and meet the criteria of the Retirement Villages Act (SA) 1987 and the Aged or Disabled person Homes Act, 1954- 1974. The units are for people who are in good health and can live independently at the time of application.

The recommended age for entry to the villages is 65 or older. Based on previous residents, these people are ready to make the change, settle well, enjoy the company of like-minded neighbours and are more likely to be in need of the services and facilities provided.
An information pack can be sent out about the village to help you in your considerations. If there is no unit available at the time, your details will be held on a waiting list. When a unit becomes available you will be contacted.

- Privacy
Your right to privacy is observed and respected at Clayton Church Homes. Your personal information is not given to any other organization, business or contractor

- Expectation
It is very important that you have a realistic understanding of living in an independent unit in a retirement village.

For example, Clayton Church Homes offers a maintenance service, but Property and Services staff may not be able to attend to particular maintenance requests immediately. They do, however, attempt to respond to all maintenance requests within five (5) working days. Not all maintenance is carried out by Clayton Church Homes staff. Sometimes it is necessary to use the services of a qualified contractor and unfortunately these specialised services can take a while to respond.

Of course, emergency maintenance requests are handled as soon as possible.
Similarly, Clayton Church Homes is not able to provide a 24-hour emergency care service to independent units.

- Independence
You have enquired about accommodation for the independent living units. This means that you are able to care for yourself with a minimum of assistance.

- Costs
The units are made available on the basis of an accommodation bond or license to occupy. The sale price is based on the current market value of retirement accommodation. Instead of stamp duty and transfer fees, there is a weekly community services fee charged.
Payment of the weekly community services fee entitles the resident to a minimum level of service including administration costs, maintenance of all communal structures, gardens, driveway, maintenance for the correction of wear and tear and problems inside the unit and access to any community facilities provided by Clayton Church Homes. This fee is set Clayton Church Homes and is reviewed annually.

- Insurance
Clayton Church Homes will automatically cover the insurance of your unit. However, you are responsible for insuring your personal belongings.
