In today’s current property market, many Adelaide house hunters are feeling the heat. They're faced with a tough choice- either give up on their ideal notion of a conventionally desirable and "liveable" location or cast their net wider to explore suburbs further afield, all in the hopes of finding a home that fits within their budget. However, PRD Real Estate’s Affordable and Liveable Property Guide, has revealed a handful of Adelaide suburbs where affordability and liveability happily coexist.
The guide examined a range of factors, such as sales and price trends, rental yields, and vacancy rates, along with affordability. They also took into account upcoming development projects and evaluated crucial liveability aspects like low crime rates and convenient access to a wide array of amenities, such as schools, shops, parks and public transport.
So, which suburbs made the cut?
Salisbury Plain, Old Reynella, and Modbury emerged as the top picks for houses. For units, Bedford Park, Salisbury, and Mawson Lakes stole the spotlight.
The tables below demonstrates that these suburbs present excellent rental yield potential, with all of them offering comparatively higher rental yields of above 4%. Moreover, their median property values are considerably lower than Adelaide’s median value of $645,721, and considering the expected surge in demand due to their exceptional liveability aspects, these suburbs offer astute investors a golden investment opportunity.
However, it is important to note that the guide warns that with house prices continuing to climb, some of these suburbs may not be considered affordable for much longer. Therefore, in order to make the most of the current opportunity present to savvy investors it’s important to act quickly.
